The O’Connor Group appears to be
illegally advertising the one bedroom units
in Lincoln Place called the
The Rossetti as
having a “den or second bedroom�
in the unit.  This is how the unit is
described in an advertisement on
ForRent.
com for the Lincoln Place apartment.

The “second bedroom� has no
window or alternative egress in case of a
fire or other emergency.  City of Loveland
code (as adopted part of the International
Residential Code of 2003) does not
consider The Rosetti as having two
bedrooms and according to City of
Loveland staff this concern was ignored
when raised earlier.   The development
was approved and inspected as a one
bedroom unit.  By allowing a closet in the
"den,"  it is hard to imagine that Loveland
City Planners failed to realize the
developer was planning on marketing this
unit as a two bedroom apartment despite
not having proper windows for the second
bedroom.

The same developer that is asking for $1
million in subsidies from City of Loveland
taxpayers is not even complying with the
City of Loveland code at present.  By
advertising the den as a second bedroom,
Lincoln Place is putting profit before the
law and potentially putting the lives of their
tenants at risk.  Of course, the parking
projections will also fall short of meeting
the tenant's needs since occupancy on the
unit is calculated as a one bedroom instead
of two bedroom apartment.
